St. Modwen, the national property developer, has begun work on the second phase of its flagship development at Parkside Business Park in Doncaster.
The second phase of the speculative development, located off Wheatley Hall Road, will comprise of 60,000 sq ft of industrial space shared across two buildings. The units have been designed to be further split to offer flexible warehouse space from 10,709 sq ft to 31,462 sq ft. Lindum Construction of York, which built the first two buildings has been awarded the contract and is expected to complete phase two in summer 2018.
A ground-breaking ceremony, attended by Mayor of Doncaster Ros Jones and Cllr Bill Mordue, Cabinet Member for Business, Commerce, Skills & Economic Development at Doncaster Metropolitan Borough Council, marked the official start of work on site.
The new development is expected to create up to 65 direct and indirect jobs through the construction phase and has the potential to accommodate around 75 full time jobs when occupied.
Ros Jones, Mayor of Doncaster, commented: “It is an exciting time for Doncaster’s economy and this development promises to be an attractive home for businesses looking to invest in our town. We’re extremely pleased to see St. Modwen break ground on phase two of the development and we look forward to working with them to help make this a fully occupied and successful investment for Doncaster.”
Rob Richardson, Senior Development Manager at St. Modwen, said: “This ground-breaking marks a further significant milestone in the successful regeneration of this site. We are pleased to be working again with Lindum York and once completed, the second phase of the development will deliver further high-quality warehouse space and help satisfy the current shortage of prime industrial space in the South Yorkshire region. We have recently welcomed two significant businesses to Parkside Business Park, bringing jobs and investment to Doncaster, and we are encouraged by the business interest already received in these next two buildings.”
Jonathan Sizer, Managing Director of Lindum, said he was really happy to once again be working with St. Modwen to deliver a project of such importance to the local economy: “After successfully completing the first phase of the Parkside development, we are excited to be working on the next part of the project. Lindum Group values its relationship with St. Modwen and we are delighted to be proving more prestigious commercial units for Doncaster.”
Work on the second phase of the development follows the commitment of German businesses DB Schenker and Bosch Automotive to Parkside Business Park. Both businesses are currently undertaking substantial fit-outs in the units. DB Schenker, a global freight and infrastructure service provider, is expected to begin operations shortly, with Bosch Automotive, a supplier of automotive technology and servicing, opening its flagship Northern facility in mid-2018.
On seeing the fit-out works being undertaken by DB Schenker and Bosch, Councillor Bill Mordue commented: “It is encouraging to see these two global businesses investing in Doncaster. Not only will the businesses benefit from high quality properties and excellent transport connectivity, but also a skilled and readily available workforce. Doncaster is open for business and arrival of these two companies is testament to that.”
Parkside is a 27 acre strategic development, situated off the A638 Wheatley Hall Road within easy reach of the M18, A1 and Doncaster Town Centre.
St. Modwen has a committed commercial development pipeline of 1.6m sq ft. The majority of this pipeline is focused on industrial and logistics assets which, reflecting healthy occupational demand, is currently 40% pre-let/sold.
